Specialist Concrete Crack Injection and Waterproofing at a Prestigious London Landmark

One recent project involved a persistent leak at One Millennium Bridge, London EC4V, a prestigious riverside development being transformed into a new Ivy restaurant.

The affected area was located on the top floor of the building, where water was penetrating through cracks within a reinforced concrete ceiling. What initially appeared to be a relatively straightforward waterproofing issue proved considerably more complex due to the landscaped roof terrace directly above.

Large permanent planters were positioned directly over the affected concrete slab. These formed an integral part of the terrace and could not be removed without significant cost, disruption and delays to the restaurant fit-out programme.

 

 

The challenge was clear: permanently resolve the water ingress without disturbing the roof terrace above.

 

Identifying the Source of the Water Ingress

Following a detailed survey, Crown Preservation identified multiple structural cracks within the reinforced concrete soffit beneath the rooftop planters.

There was also evidence of previous repair attempts, which had failed to fully resolve the problem. Water was travelling through hidden pathways within the concrete before eventually appearing through the ceiling of the restaurant space below.

 

 

This meant that simply treating the visible areas of water ingress would not provide a reliable long-term solution. The underlying cracks and water pathways within the concrete needed to be addressed directly.

 

A Specialist Waterproofing Solution

 

Following our investigation, Crown Preservation designed a bespoke repair strategy that could be carried out entirely from inside the building.

Our experienced team carefully located the active structural cracks before carrying out specialist resin injection throughout the depth of the reinforced concrete slab.

The resin was injected directly into the cracks, allowing it to penetrate deep into the concrete and seal the hidden pathways through which water was travelling.

A high-performance waterproof slurry system was then applied to provide an additional layer of protection across the affected areas.

This approach allowed the water ingress to be permanently addressed without the need to remove or disturb the roof terrace above.

 

Waterproofing Without Disrupting the Ivy Restaurant

 

One of the key priorities throughout the project was minimising disruption.

The building was undergoing a major transformation into a new restaurant, meaning that delays or extensive demolition works could have had a significant impact on the wider programme.

By completing the waterproofing works from below, Crown Preservation was able to resolve the issue without removing the permanent roof planters or carrying out unnecessary demolition.

The works were carefully planned and coordinated to ensure the surrounding areas remained protected and the restaurant fit-out could continue with minimal disruption.

 

The Finished Result

 

The water ingress was successfully stopped and the structural cracks were permanently sealed.

The solution provided long-term protection to the reinforced concrete structure without requiring any removal of the rooftop landscaping.

Most importantly, the project was completed without major demolition or disruption to the ongoing restaurant fit-out.

The client was left with a dry, protected and structurally sound ceiling, with the underlying waterproofing issue properly resolved rather than simply concealed.

The total project cost was £4,000, providing a highly effective solution without the significant expense and disruption that would have been involved in removing the roof terrace planters.

Resin injection is an effective specialist technique for repairing cracked reinforced concrete where water ingress is present.

By injecting resin directly into the crack network, it can penetrate deep into the concrete and seal hidden water pathways that surface-applied waterproofing alone may not be able to reach.
